Unfortunately hurricane’s happen in Louisiana and we have bought lots of Hurricane Damaged as a result. Sometimes it easier for the home owner to keep the insurance money, take the cash we purchase the house with and put that together to buy a new home. This saves them having to deal with contractors and permits and allows professional flippers such as us to put the house back together for a new owner. Even worse, we often see houses that didn’t have insurance and the home owner needs to pull out the equity they have left and start again. Hey guys, it’s Steve here from Home Buy Louisiana. We buy houses in any condition in Louisiana. I’m here at a property we’re purchasing in Orleans Parish in the Gentilly area. This house is definitely a fixer-upper. The sellers reached out to us because the house got damaged in Hurricane Ida. I’ll show you in a second; there’s damage to the roof. It’s also been vacant for a while, so it’s going to need a lot of work.
It’s not ready to list with a realtor; it’s definitely not ready for a homeowner. The power has been off since Hurricane Ida, which was about two years ago now. So, once your power goes off for six months, it’s a little bit harder rehab for us, just so you guys know. If you have a house that’s maybe vacant, but if you can keep the utilities on or make sure they don’t go six months without going on, it makes a difference. Because once it’s been off for six months, to get the power back on, the city is going to make us bring it up to code. So, it just makes it more expensive and a bit harder. You have to do things before you get power, and it’s harder to do things without power, if that makes sense.
So, just a little tip for you guys: if you can keep the power on and water on in your properties that are vacant, that definitely helps the cause. But, you’ll see, yeah, obviously, this is definitely going to be a cash sale. That’s why they came to us. You know, we buy houses like this because we’re rehabbers, right? We don’t mind fixing this up. In fact, we prefer to buy houses like this because we make our money by bringing our expertise and skills, and our ability to manage rehabs at a cheaper cost than most people. Because we do this for a living, so we like to buy properties like this because it means we can pay a good price.
We’ll pay you a fair price. We’ll pay you what the property is worth. But obviously, you don’t need to spend the money on the repairs to fix it up and pay the realtor fees, etc. So, we can probably rehab the houses cheaper than you, particularly if you’re not really doing this for a living. It’s going to be harder, more expensive, and you’re probably going to have a lot more problems and issues, right? So, we like buying houses like this because we can pay you a fair price. You should be happy with it. But it also works for us because we can come in and add value, right?
So, we can use our skills, our expertise, our contacts, our network to do that. So, you know, if your house is beautiful, like ready for a homeowner, you know, can list it with a realtor. We recommend you list it with a realtor. Like that homeowner who uses bank financing, they’re going to pay more for the house because they’re ready to move in. So, you know, we don’t want that house because we’re not buying it to move in. We do buy rentals, so we will buy a rental. But again, if it’s beautiful and done up and fully updated, probably a homeowner is going to pay more.
If it’s maybe not this bad but there’s a tenant in place or it’s just got a lot of deferred maintenance, you know, it’s just, so it might be, you know, if the bathrooms haven’t been updated for a decade, like it may be in okay condition, but a seller, you know, a homeowner is going to want that updated stuff. Most people don’t want to do that themselves. So, like that might be rental, and maybe we’ll buy that one. But, like again, if the house is beautiful, we’re probably not your buyer’s house.
