Selling a Vacant House With Severe Roof and Floor Damage in Hammond, Louisiana
Not every house can be listed on the market without significant work. In Hammond, near the Ponchatoula area, Home Buyer Louisiana recently visited a property that had been sitting vacant for a long time and had fallen into serious disrepair.
The home had extensive damage throughout the structure, making it a good example of why some owners choose to sell a house as-is rather than take on major renovation costs. According to Dillon, the floors were so soft that parts of the house could not be safely walked through. Missing insulation, exposed joists, and signs of long-term roof damage made it clear that the property would require major repairs if it were going to be restored.
In this video, Dillon walks through the house, explains the condition of the property, and discusses the challenges involved with selling a house in Hammond when major repairs are needed.

Hey, Dillon with Home Buyer Louisiana here. I’m out in Hammond today, near the Ponchatoula area. This house has been vacant for a very long time and has suffered significant roof damage, whether from a storm or some other cause. The owner didn’t give us much information about how it ended up in this condition. I do know she doesn’t live in town and sent her nephew over to make sure the doors were open and the home was accessible.
I’m here checking it out to make sure the condition of the property matches what she told us on the form at HomeBuyerLouisiana.com.
As you can see, I can’t even walk all the way through the house. Right at the front door, the subfloor is barely still there. It’s so soft that it springs like a trampoline. I’m obviously not trying to fall through the floor. You can see daylight coming through, all the insulation is gone, and most of the joists are exposed throughout the main areas of the house.
Even this back room I’m standing in, which is carpeted, has a lot of slopes. I’m not exactly sure where the root of the problem started, but if this house is salvageable, it’s going to need a tremendous amount of work.
That’s not a big deal for us. We’re going to purchase this house from the current owner as quickly as possible and for cash. We’re going to put as much cash as we can in their pocket.
If you have a property that’s simply too far gone and you don’t want to deal with it, whatever the reason may be, go to HomeBuyerLouisiana.com. Let us know where the property is located and how to get in touch with you.
I’ll come out, make sure everything matches what was described to our acquisitions team, and we’ll work on getting that property off your hands.
