Assessing a Rental Property With Repair Issues in Slidell, Louisiana
Rental properties can present difficult decisions when they begin showing signs of wear, damage, and deferred maintenance. In Slidell, Louisiana, Dillon King recently visited a property owned by the founder of Home Buyer Louisiana and another investor to assess its current condition and help determine the next steps.
The home had been occupied by tenants with multiple pets, leaving behind odors and flea issues after the carpeting was removed. During the walkthrough, Dillon also identified moisture-related concerns, including sheetrock damage and roofing issues that may require attention. The property sits on just under half an acre and includes a small barn, making it a unique investment opportunity despite the repairs needed.
In this video, Dillon walks through the property and discusses the options investors often face when evaluating a distressed rental property, including renovating and re-renting the home, selling a rental property, selling it as-is, or completing a full renovation for resale.
You can watch the video to see the property and hear more about the situation, or read the video transcript below.

Hey everyone, Dillon King with Home Buyer Louisiana here. Today I’m in Slidell, Louisiana.
This property is actually owned by the founder of Home Buyer Louisiana along with another investor. The tenants had plenty of pets, as you can probably tell. There’s definitely a smell throughout the home, and I’ve also noticed quite a few fleas on the property since the carpet has already been removed.
Needless to say, he and his partner own this property, and they’re trying to decide whether they want to fix it up and find a new tenant, sell it as-is, or complete a full renovation and resell it.
I’m here assessing the property today in Slidell, Louisiana. It even has a small barn in the yard and sits on just under half an acre. There are both shingle and metal roofs on the property. Some of the metal roofs are in really good condition, while others have large tarps covering them. You can tell there has been moisture intrusion, which has caused some sheetrock damage inside the home.
