Hey guys, Aussie Steve here from Home Buyer Louisiana. We buy houses in any condition in Louisiana. I’m here at a property we just closed on today. I came from the closing a couple of hours ago. We are in Orleans Parish, in New Orleans East.

We love buying houses in New Orleans East and buy a lot of properties here. It’s not as popular among many investors who generally have a negative perception of it, but we have found the East to be a really good market. I think a lot of people don’t give it enough of a chance. We find it a great market to buy, sell, and have rentals in.

We bought this property from a seller who had lived in it for quite a while but was ready to move on. The property has a few issues that the seller didn’t want to fix before selling, so he wanted to sell the house for cash in as-is condition, which we were able to accommodate. One of the benefits of selling your houses in As Is Condition is that you don’t need to clean up the house. As you can see, there’s still a bit of stuff left behind here. The seller didn’t have to go through the hassle of cleaning and getting the house ready to sell.

The property is going to need a decent rehab but it’s not terrible. If you’ve seen some of the videos of the properties we buy, this one is in better condition than many. However, it’s definitely not ready for a homeowner or to be listed for sale. We’ll need to replace the flooring, update it, clean it out, and so on.
