Hey, Aussie Steve here from Home Buyer Louisiana. We buy houses in any condition in Louisiana. I’m here with Jon Lester, the investor, and we’re looking at this property that we actually bought on Friday. Today’s Monday, and I hadn’t actually seen the property until just now—I did a walk-through today. So yeah, I bought it without seeing it, but Jon had seen it already. Also, Arione, who spoke extensively with the seller about the property’s condition, had verified everything as well.

So Jon, what are we working with here? Can you show me the property?

Jon: We’re mostly dealing with a house that’s just a bit dated. It’s got old wood paneling on the walls in almost every room, and some vintage-looking wallpaper in the back bedrooms. The main issue we noticed is termite damage—pretty significant in one of the rooms. You can see a few 2x4s that have been completely eaten through. One of the other rooms had it even worse. There are also some roof leaks where water has come through. Generally speaking, it’s just deferred maintenance. But all in all, I think it’s going to be a fairly easy little project. We should be able to get it back on the market and get someone in it quickly—hopefully. Or we might sell it. Not quite sure yet, but we’ll figure that out today.
