Hey, Dillon King here again with Home Buyer Louisiana, and today I’m in Gonzales. I’m out here at someone’s investment property. The owner is a contractor and real estate investor who bought this property in Gonzales and has done a lot of work to it.

It looks really great on the outside. You can see the rough-ins are complete, and it really just needs some finishing touches on the exterior. As we come inside, it even has a great design. It’s a three-bedroom, two-bath home, but it still has plywood and OSB subflooring, so it needs flooring installed. The rough-ins are complete, and there are some fixtures, like the toilets, but many things have been left unfinished. The vanities haven’t been installed yet. This would be the primary bedroom.

When we go to the other side of the house, it’s a little less complete. The owner had to break some concrete and add support to the foundation. These are the other two bedrooms, and you can see they’re still just framed. The concrete has been opened up, and there are temporary supports in place to hold the structure together while the foundation work is being completed. The bathroom is completely unfinished. There are leftover materials, breaker panels, and several items that still need to be completed.

The project is in good shape and well on its way, but it isn’t finished, and there are still some major items left to complete. This investor just doesn’t have the time, the money, or the patience to deal with the project anymore. He doesn’t live close enough to make it convenient to keep coming back and checking on the progress.

He decided he’d done enough and was ready to let it go. He also has an investor loan that’s coming due, and he needs to pay it off before things become more difficult.
