Selling an Inherited Rental Property That Needed Major Repairs in St. Charles Parish

Inherited properties can quickly become overwhelming, especially when they have been used as rental homes for years and require extensive repairs. In this St. Charles Parish property, a family inherited a former rental home and initially planned to keep it as an investment. However, the amount of work needed eventually made that plan unrealistic.

The large two-story house had already undergone partial demolition and some framing work, but it still needed a new roof, contained mold and water damage, had outdated features, and even a wasp infestation. Rather than continuing an expensive renovation, the owners decided it was time to explore selling the property as-is.

In this walkthrough, Dillon King from Home Buyer Louisiana explains the property’s condition, the challenges the family faced, and how selling a house in St. Charles Parish can be much simpler without making repairs or cleaning out the house.

You can watch the video to see the property and hear more about the situation, or read the video transcript below.

Hey everyone, Dillon King with Home Buyer Louisiana. I am here in Saint Charles Parish today, very close to Norco, but I’m actually still inland.

This is a very large two-story house. I haven’t even walked through the entire property yet to see the full room count, but I’m upstairs right now. There are full double doors leading into what appears to be the primary bedroom. The bathroom is older, and as you can see, this place has a lot going on. The bathtub has been completely torn out during demolition.

The story behind this property is that it was originally the family home before becoming a rental. After the owner passed away, the heirs inherited it and planned to keep it as a rental investment property. However, the house is outdated, and some of the rooms are extremely small, which is typical of an older home.

They started making repairs and even have materials downstairs, including two-by-sixes, as though they were planning to continue reframing parts of the house. Upstairs, the flooring is exposed plywood, and I can already see mold and water damage from a roof that obviously needs repairs.

Downstairs, you can see they’ve already started some new framing in the back of the house. There was definitely an effort to move the project forward, but it’s a large property, and it eventually became too much to take on. Right now, it’s half demolished, half reconstructed. It needs a new roof, the bathrooms have been torn apart, there’s mold, and I’ve also noticed a wasp infestation.

If you’re in Southeast Louisiana or even along the Mississippi Gulf Coast and you have a distressed property that simply feels like too much to maintain for any reason, visit HomeBuyerLouisiana.com and tell us about your property. We’ll come out, assess it, and confirm everything is as described.

We’re going to buy this house as-is, as quickly as possible, and for cash because this homeowner is ready to move on. This property isn’t in a condition where it could realistically be listed with a real estate agent, and that’s exactly what we’re here for. We know time is important, so we move as quickly as we can.

We’ll also work with the sellers on a timeline if they have personal or sentimental belongings they want to keep. There are still a few personal items in the home, and we’ll give them time to come back and take whatever they want. After that, they can leave everything else behind, and we’ll handle the rest. You don’t have to empty the property or make any repairs.
