We love buying fixer uppers in New Orleans East

We buy a lot of properties in New Orleans East. We think it is a great area to invest. The houses are affordable and the rent return is solid. We speak to lots of other New Orleans based investors who don’t like buying in the East. I guess there is stigma about crime etc but we think that it’s nowhere near as bad as they thing.  If you know anyone seller a fixer upper in New Orleans East tell them we are buying. “Hey guys, Aussie Steve here from Home Buy Louisiana. We buy houses in any condition in Louisiana. I’m here at a property that we’re looking to purchase in Orleans Parish, specifically in New Orleans East. The owner reached out to us; she actually lives out of state. She called us because this property has been in her family for a while, but she’s ready to be done with it.

The property suffered damage from Hurricane Ida. The roof was damaged, which led to water coming in, causing mold and other issues. Due to the extensive damage, she decided to sell. I’ll show you in a second; you’ll see it’s not in a condition to be sold to a homeowner. It will need a complete renovation before it’s ready for that purpose. People often reach out to us looking to sell a hurricane damaged house.

Since she’s out of state, it didn’t make sense for her to fix it up. So, she wanted to sell it for cash. We were able to come to terms on that, and we went under contract two days ago. We’re currently getting our plans together and we usually close within two weeks. We’re aiming to close next week.

Let me show you around. The property has significant damage; you’ll notice overgrown grass. She was getting code violations from the city of the property. As you can see, the house has taken a beating, primarily due to the damaged roof. Mold is a big issue, and it’s essentially in need of a complete rehab.

There are belongings left behind, possibly from tenants or family members who lived here. She doesn’t want to clean this out; she wants to sell the house as-is. We’re okay with that, since we’ll be renovating the property extensively. We’ll bring in dumpsters and gut the house. This is a part of our rehab process, which might be a big task for a regular homeowner, especially if they’re out of state.

This is what we specialize in – buying houses as-is. If your house is beautiful and ready for a homeowner to move in, we might not be the best fit. It’s better to work with a realtor and find a homeowner who can use bank financing. But for houses like this one, where an investor is needed for the fix-up and a bank might not lend, we’re a great option.
