Selling a Storm-Damaged Rental Property in Baton Rouge

In Baton Rouge, we recently came across a property that had been sitting vacant for years after severe storm damage. The home was previously used as a rental, but during Hurricane Ida, a tree fell onto the house, causing major structural issues that were never repaired.

Over time, the condition of the property continued to decline. With parts of the roof missing and the interior exposed to the elements, the damage only got worse. In cases like this, many homeowners start looking into options for selling after storm or hurricane damage rather than taking on costly repairs. After more than four years of sitting empty, the owner decided they were done dealing with the property and wanted a straightforward way to move on. For many, that means choosing to sell a house as-is without putting more time or money into it.

In this video, Dillon King walks through the property, showing the extent of the damage and explaining how Home Buyer Louisiana helps homeowners in situations like this by buying houses as-is for cash.

What’s up, it’s Dillon King. I’m here on behalf of Home Buyer Louisiana in Baton Rouge today.

We got notified about this property through HomeBuyerLouisiana.com. The house previously had renters, and during Hurricane Ida, a tree fell on it. It’s been vacant for a little over four years, and the owner is simply tired of dealing with it and ready to let it go. They went to HomeBuyerLouisiana.com, filled out the form, told us about the property, and that’s how I ended up here in Baton Rouge checking it out.

There’s significant damage throughout the property. Outside, you can see where the tree hit and is still sitting on top of the roof. Over time, with the home left exposed, the weather has made things worse. Inside, there’s essentially no roof left in areas, and you can see straight through. Since it’s been vacant for so long, it’s unclear what additional damage may have occurred while the property was unsupervised.

As you can see, there’s a lot of work needed here, possibly even a full tear-down and rebuild. There’s also a notice on the front of the house stating that the gas line has been severed and disconnected by the utility company.

We’re going to buy this house as-is for cash. Whether it makes sense to renovate or tear it down and start over with the lot, we’ll figure that out on our end. The owner made the right decision. They’re done dealing with it and didn’t know what else to do. This isn’t a property that would realistically sell through a traditional real estate agent, so they reached out through HomeBuyerLouisiana.com, and now we’re here inspecting it.

We’ll be buying this house as-is for cash. If you or anyone you know has a similar property or situation, tell them about HomeBuyerLouisiana.com.
