Selling a Half-Renovated Rental Property in Baton Rouge After a Contractor Walked Away

In Baton Rouge, we recently came across a property that was in the middle of a renovation when everything came to a halt. The homeowner had plans to turn the house into a rental and had already started the work, with framing, electrical, and plumbing rough-ins in place. Situations like this are more common than you’d think when people attempt to sell rental property mid-project after plans fall apart.

Unfortunately, the contractor left the job before it was finished, leaving the project incomplete. With all of her funds tied up in the renovation, the homeowner was stuck with a partially finished property and no clear way to move forward. For many sellers, the only realistic option is to sell a house as-is rather than put more money into an uncertain outcome.

In this video, Dillon King walks through the house, showing the current condition and explaining the situation. He also highlights the risks of leaving a property like this vacant and how Home Buyer Louisiana helps homeowners move on from situations like this.

You can watch the video to see the property and hear more about the situation, or read the video transcript below.

What’s up everybody, it’s Dillon King here again with Home Buyer Louisiana. I’m out in Baton Rouge today. I got a call about this house a little over a week ago, and I’m going to inspect it to see what’s going on because we’re planning to buy it fast, for cash, as-is.

I’m inside the Baton Rouge house now. As you can see, it’s freshly framed with rough-ins in place. There are electrical and plumbing rough-ins throughout the property. The homeowner came in ready to renovate and turn it into a rental, working with a contractor who ended up leaving the job.

That’s a difficult and frustrating situation, especially as a general contractor, because it gives contractors a bad reputation. Unfortunately, it does happen. She had all her funds invested into this project and now has no way to recover them, leaving her stuck.

The property has been left in this condition. The table and chairs inside were not placed there by the homeowner, which means someone has been coming in and using the space. Since the structure is secure and not exposed to the elements, it creates a risk of unauthorized access.

If you have a property like this, or know someone who does, go to HomeBuyerLouisiana.com and let us know about it. We’ll come out, inspect the property, and buy it as quickly as possible for cash to help relieve that stress.
