We’re Buying This Historic Triplex with Serious Structural Damage
We recently visited a historic triplex just outside Uptown New Orleans—and it’s one of the more structurally compromised houses we’ve seen in a while. Despite its charm, the back half of the house is literally falling off the rest of the structure. The roof is separating, the walls are cracking, and entire rooms are visibly sloping. But this is exactly the kind of project we love to take on.

What’s up, everybody? It’s Jon with Home Buyer Louisiana.
I’m in a historic property today—not quite Uptown New Orleans, but close. It’s a very old triplex with a garage.
What’s interesting about this place is it has lots of historic charm, so it’s very cool. I do like it a lot.
But the back half of the house is literally falling off the rest of it.
As you can see here, there’s some separating going on, with cracking in the sheetrock—it’s literally falling backward.
You can see it from the outside too. Up there, you can see some light coming through where the roof is actually separating as well.
This back room is the most obvious. It’s kinda hard to tell on camera, but this whole room is slanting in that direction.
I already did a little safety check, so it’s safe to walk in here. It’s not quite going yet, but it’s on its way.
We want to see how much of this we can preserve.
Looking at the outside, I think it can be lifted back up and maybe reattached. It might have to come off and be replaced, but I think it’s savable.
You can see all the cabinets are rotting and actually falling that way too. There’s vegetation growing through a hole in the roof.
It’s got a little staircase down here that goes to the outside. That’s where I was when I noticed it was tilted.
So yeah, it’s gonna be a fun little project house.
We’ve already kind of worked out a price that I think will work for us and for the seller.
The seller is obviously just ready to get rid of it.
We love historic houses, so we’re looking forward to it.
We just have to crunch some numbers to make sure we can do what I think we can. But it looks good so far.
