We just closed on this New Orleans East property that we will be adding to our rental portfolio. The owner reached out to us as she had owned it for 30 years and was ready to sell the house but she didn’t want to have to clean it out and make repairs. I’m here at a property that I literally just came from the closing. We came straight to the property with my property managers to check it out and get ready to fix it.

The owner lived here for 30 years. It’s been a family home for a long time but her husband had passed away. She was ready to move on. She’s moving to her daughter’s. She just wanted to sell her house fast, and she didn’t want to have to fix it. She wanted to sell it in “as is condition” for cash. She knew what she wanted to get for it, and we were able to make that work for her.

It was a really easy, smooth sale. Although there was some title issues and an old mortgage that needed to be cancelled, but all of that has been resolved. We worked things through with the title company, and we got the mortgage cancelled so we could close it.

The house is in reasonable shape and if you’ve seen the videos of stuff I buy, you would know I buy properties in pretty worse shape. So, by my standards, it’s in pretty decent shape. It’s definitely need renovating. It needs to be repainted, and it’s going to need flooring through most of it, but these are all things we do.

She cleared out what she wanted and left the other stuff for us to deal with and that’s fine we’re happy to do that. It’s got the wallpaper which is like nice in this day, but that’s not to today’s taste. So, we’re going to fix this up and we already have our plans together. We’re going to turn this into a rental property.

We do love holding rentals. So, I, my property managers and my team are going to come in here and we’re just going to fix it up, make it a really nice home for a good tenant who’s going to enjoy the property.
