Selling an Inherited House Near Tulane in New Orleans That Needed Repairs

After inheriting a family home in the Tulane area of New Orleans, three siblings were left deciding what to do with the property. With the succession complete and all of them living outside the area, they chose not to invest additional time or money into renovating the house or managing it as a rental. Like many families selling an inherited property, they wanted a simpler solution.

The two-bedroom, one-bath home had been on the market for more than two months without selling. It also needed repairs, including floor joist work and further investigation into a possible roof leak. Instead of taking on those projects, the family reached out to Home Buyer Louisiana for a straightforward cash sale.

In this walkthrough, Dillon King evaluates the property’s condition, explains the sellers’ situation, and shows how Home Buyer Louisiana helps families sell inherited homes as-is without requiring repairs or cleanout.

Hey, what’s up? It’s Dillon King with Home Buyer Louisiana, and I am here in the Tulane area, not too far off Canal. We have a two-bedroom, one-bath family home that is now owned by three siblings after the passing of their father. The succession is complete, and one of the brothers had been living here for a period of time. He was the last sibling to move away, relocating to Houston.

The property was listed on the market for about 73 days before they decided to take it down. They are not interested in putting in the time or money to renovate the house and prepare it for a traditional sale. They also have no interest in becoming landlords, especially now that all three siblings have moved away from the New Orleans area.

They went to HomeBuyerLouisiana.com and contacted us to explain their situation. I’m here today assessing the property. From what I can tell, the foundation piers seem to be in good shape, but there is quite a bit of floor joist work that needs attention. I can feel a noticeable slope in one of the rear bedrooms.

We’ve had a lot of rain in the area recently, and in one of the bedrooms I can hear what sounds like a water leak. I haven’t found any wet spots or sheetrock damage, but it’s definitely something that would need to be investigated.

The home is outdated and has clearly been in the family for a long time. It needs updating, and the floor joists should be inspected. Other than that, it’s located in a growing neighborhood.

The family simply doesn’t want the responsibility of the property anymore. They want help getting it off their hands as quickly as possible. If you have a property like this, or know someone who does, visit HomeBuyerLouisiana.com and tell us about your situation.

We’re going to buy this house as quickly as possible for cash and in as-is condition. As you can see, there are still some belongings inside, and they’re going to stay. We’re not going to ask the sellers to repair anything or clean anything out. I’m simply here to confirm that the description they gave us through the online form is accurate.

We’re going to buy this house as fast as we can, for cash and as-is, with whatever belongings they choose to leave behind remaining inside the home.
