Selling an As-Is House in New Orleans With Structural Concerns
This property in New Orleans came to Home Buyer Louisiana through a real estate agent and involves a two-bedroom, two-bath home with some visible challenges. From the outside, the house appears aged, with all windows boarded up, which can be a red flag for many traditional buyers.
Inside, the home shows better cosmetic condition, with flooring and finishes generally intact. However, there is a noticeable slope from left to right, suggesting possible foundation problems. The house also does not have central air conditioning and relies on window units, while the kitchen and bathrooms are simply outdated rather than damaged.
In situations like this, many owners decide that selling a house as-is makes more sense than taking on structural repairs or upgrades. In the video, Dillon King walks through the property and explains what he is seeing, why issues like settling and aging systems matter, and why selling to a cash buyer can be a practical option for sellers who want a straightforward solution.

Hey everyone, it’s Dillon King with Home Buyer Louisiana. I’m here in New Orleans just off Airheart Boulevard.
We have a two-bedroom, two-bath house. We were actually contacted by the agent on this property. It has a full laundry room and features like that. From the exterior, the house just seems a little aged. All the windows are currently boarded up, but the carpet, flooring, and overall interior finishes seem fine.
When we came inside, I noticed and felt a pretty large slope from left to right in the house. I’m assuming that could be a joist issue because from the outside I didn’t see any obvious problems with the piers, although that doesn’t mean there isn’t something going on there. As mentioned, all the windows are boarded up, and the home does not have central air conditioning. It is currently using window units.
The bathrooms and the kitchen do not have anything major going on. They are just a bit outdated.
