What’s up? It’s Dillon King with Home Buyer Louisiana. I’m in Mid-City New Orleans today, looking at a property. The owner reached out through HomeBuyerLouisiana.com, told us about the situation, and asked for help getting it off their hands.

This is a landlord who’s trying to clear part of his portfolio. He has too many properties and is tired of dealing with tenant turnover. The property has two units, one upstairs and one downstairs, both one bedroom and one bath.

From the outside, the downstairs looks solid, but walking through the property, there are some concerns. There’s noticeable slope, which suggests issues with the piers, joists, or subflooring that need to be evaluated. There are also broken windows, and while the downstairs bathroom is fully handicap accessible, that can sometimes limit rental appeal.

There are several deferred maintenance issues throughout the property. I’m seeing signs on the ceiling that raise questions about the roof. It’s unclear whether the roof has already been repaired and the interior damage was left, or if the roof itself still needs work.

There’s also visible termite activity, likely from a previous window unit installation that damaged the framing and allowed termites in. Overall, there are no major structural failures, but there are multiple smaller issues that have been neglected over time.
