The seller of this house reached out to us because he had actually bought it to flip. He had done some framing and electrical work, but he realized it’s a really big project that would require more time, money, and effort than he was able to give. So, he decided to sell it in as is condition. He reached out to us, and we were able to come to terms on a price.

It’s not uncommon for someone to bite off more than they can chew when it comes to flipping houses. It’s a challenging endeavor, and we’ve had some difficult projects ourselves, so we understand how it can be. However, we have become quite adept at it. We don’t mind taking on big projects like this, although this one is huge. It spans two levels and is over three and a half thousand square feet. It will require a large crew to complete.

With these big projects, rehabbers often face a dilemma. This house is much larger than other properties in the area, which makes it attractive to buyers who like big houses. However, people won’t pay the same price per square foot for a three and a half thousand square foot house as they would for a two and a half thousand square foot house. The cost to renovate such a large house is significant. You’ll need to buy more lumber, materials, sheetrock, tile, and flooring, which can be expensive. Unfortunately, the returns on investment tend to diminish when dealing with very large properties, especially if the area doesn’t have many houses of similar size.

In this case, the person who purchased the house couldn’t manage the costs and didn’t have a crew capable of handling such a big project.
