We bought this Bywater Duplex for Cash

We buy duplex’s and multifamily properties regularly. We will even buy the house with the tenants in place. In this case the house was empty. It had been damaged in Hurricane Ida and the owners had started to fix it. They live out of state though and just decided it wasn’t worth the investment in time, money and energy to finish the renovation and wanted to sell it as is. We buy half finished rehabs regularly and this Duplex was a good fit for us to buy so we can finish the rehab.

Hey guys, Aussie Steve here from Homebuyer Louisiana, we buy houses in ANY condition in Louisiana. I’m here at a house we just purchased. We actually closed on it yesterday. we’re in Orleans Parish in the Bywater/Marigny area on North Rampart street.

So, the house is a duplex. The sellers reached out to us because they live out of State. They were renovating the property, they had rented it out, and were doing an Airbnb at some point but it got some damage from Hurricane Ida. They were still trying to fix some things and just didn’t have the money, time or energy to continue, so they decided to sell for cash in as is condition. They reached out to us, and we were able to make an all-cash offer that worked for them. So, we closed on it yesterday.

I’m actually here with my real estate agent, Jacob. Jacob does a lot of inspections for me. In this case, we’re going to end up selling this on the market once it’s finished. Jake is going to list it for us, so he’s just here looking through it with me, so we get our plans together.

We’re going to need to fix up and modernize some parts of the house. The bathroom, for instance, is dated. Also, there are some termite damages, but our major source of concern is the part of the house damaged by hurricane Ida.

The sellers were part way through the renovation, as you can see, they just didn’t want to finish it and that makes sense. Sometimes, renovation is just not worth the energy and effort needed if you don’t live in the same state. For someone like us, we do this for a living, so managing this renovation isn’t a big deal. This is a great project for us, and  we’re happy to buy things like this.
