We bought this house with open Code Violations & Liens

The owner of this house reached out to us as they wanted to sell the house with code violations. They didn’t want to have to make repairs and get the code violations removed and instead just wanted to sell the house in As Is condition. This is Aussie Steve from Home Buyer Louisiana. We buy houses all over Louisiana in “as-is” condition. I’m here at a property we just closed on—I came straight from the closing.

This property is located on the West Bank of Jefferson Parish, and we bought it in as-is condition despite having multiple code violations. Some of those violations are still open, but since we buy properties as-is, we are willing to take them on. Now, it is our responsibility to bring the property back up to code and resolve those violations.

In addition to the code violations, this property had a lien. The previous owner, when they originally purchased the house, did not use a title company or obtain title insurance. Instead, they handled the title work themselves. Unfortunately, there was an existing lien against the deceased former owner—an old debt, possibly from a credit card, totaling around $5,000.

Legally, liens must be cleared before a property can be sold. The current seller had nothing to do with this lien, but because proper title work wasn’t done during their purchase, it remained attached to the property. We worked through this issue with the seller, the title company, and the lienholder. Ultimately, we were able to negotiate a partial release, allowing the lien to be removed so we could proceed with purchasing the house in its current condition.

As for the condition of the house, it definitely needs work. The kitchen is completely missing, so we’ll need to install one. There is outdated paneling throughout the house, which isn’t up to today’s standards. The bathroom is old and needs repairs, and there are signs of water damage, including areas where water has come through the ceiling.

There are also some leftover belongings in the house, and in some areas, access is blocked by clutter. But that’s okay—this is exactly the type of property we specialize in buying.
