We bought this house on the Westbank with serious issues

When we say we buy houses in any condition, we really mean it. This Westwego property on the Westbank was a perfect example. The house had been sitting vacant for nearly eight years after being inherited, and by the time we walked through it, it was in rough shape. The foundation was cracked and uneven, the roof needed to be completely replaced, and the place was overrun with active termites. The walls showed signs of long-term moisture damage, and the air inside carried the musty smell that comes from years of neglect.

We bought it from another investor who had originally purchased it from the family but soon realized they had underestimated the scope of repairs. Once they saw how deep the problems ran, rotted framing, sagging floors, and a collapsed section of roof, they decided to sell it to us. For most people, a project like this would feel overwhelming. But this is exactly the kind of property we’re comfortable with. We buy houses like this as-is for cash, no matter the condition.

When we inspected the home, the old owner’s belongings were still piled throughout the rooms, furniture, boxes, and personal items untouched for years. Because this was during the height of COVID, we were already wearing masks, which helped with the smell inside. Vacant homes like this often become time capsules, full of memories but hard for families to deal with. For us, stepping into these properties isn’t about seeing problems, it’s about seeing potential.

We take pride in restoring homes like this for new families or tenants, breathing new life into older neighborhoods across Jefferson Parish. Every time we complete a renovation, we see how much it lifts the block, neighbors stop by, share stories about the former owner, and thank us for cleaning up the eyesore. That’s the part we enjoy most, revitalizing the community while giving a neglected home a second chance.

Hey, it’s Aussie Steve here from Home Buyer Louisiana. We buy houses in Louisiana in any condition. The property I’m showing today is definitely one of those “any condition” properties—it’s in pretty bad shape.

This was actually an inherited property and had been vacant for about eight years. It still had some belongings inside. Interestingly, another investor bought it first, but they realized they’d bitten off more than they could chew because of the rough condition. So, we bought it from that investor.

It’s definitely a big job, but one we can handle. There are a lot of issues—foundation problems, a collapsed roof, and termite damage. There’s even a visible termite nest, along with a lot of structural damage and leftover belongings.

But this is exactly the type of property we specialize in. We pay cash, which means there’s no need for bank financing. That’s important because banks won’t finance a house like this due to the poor condition and failed inspections. Since we’re not relying on banks, the process is simple and fast—we can close quickly without all the red tape.

Now, don’t worry—your house doesn’t need to be in this bad of shape. We also buy homes in better condition. But if it is in rough shape, that’s completely fine. We’ll still buy it and bring it back to its former glory so someone else can enjoy living there.

If you have a property to sell, get in touch with us at HomeBuyerLouisiana.com or call us at (504) 291-0817. We’re happy to chat, learn about your situation, and see if we can help. Even if we don’t end up buying your house, we’re always glad to offer advice and give you some options.

Thanks, and have a great day!
