We bought this Marrero house in As Is condition. It was a double but was in very bad shape. One side had been vacant for years and the other was lived in by the old owner. The old owner was a truck driver and wasn’t there very often and he didn’t keep up with the maintenance. It was close to uninhabitable but that is OK with us. Since we are cash buyers we don’t need to get the bank to inspect the house to approve financing. This allows us to buy houses like this in As Is condition and also means there aren’t many hold ups and you can sell your house fast.

This house will require a full gut rehab and most of the electrical and plumbing will need to be replaced. The shed had active termites and if they stopped holding hands the shed would fall over. This house was obviously not ready to list with a realtor which is why the old owner wanted to sell For Sale By Owner (FSBO). He reached out to us and we were able to pay him what he needed. Since he sold direct to us there was no realtor fees or commissions and we paid the closing costs. We off course close with a reputable Title Company to protect us and the seller and make sure it is a legal sale. We will then get this house rehabbed so that a new owner or tenant can enjoy it.
