Hey guys Aussie Steve here from Home Buyer Louisiana, we buy houses in any condition in Louisiana. I’m here at a house we’re purchasing on the West Bank of Jefferson Parish, in Gretna. I don’t know if you can already see from behind me but this is a fire damage property, so we do buy fire damage properties.

So, the owners are actually investors. I got to know them through one of my networks. They’re quite sophisticated investors; they have a lot of properties. This was part of a package deal where they bought five different properties. Unfortunately, they got a fire in this one. Although they’re actually capable of fixing this, they just didn’t want to. They got the insurance payout and they figured they could just sell it as is and move on from it. So, we were able to do that because they know we buy houses like this for cash and we’re good easy cash buyers so it was a pretty simple transaction in that sense.

But the house itself has a few issues, and I mean I’ll show you around.

It’s pretty obvious there was a fire here. We believe the fire started in the laundry, but I’m not sure exactly what happened. We guess it’s probably something to do with one of the appliances and it’s caused a lot of damage here. The smoke really damaged everything.

I don’t know if you can see but it’s charred some of the roof.

Unfortunately, the house is quite nice. The floor looks like it’s been recently renovated. Obviously, before the fire, the house was actually in a pretty good condition, so this is a real shame. Now, it’s going to need a full update to bring it back to its previous state. But that’s okay because that’s what we do. We buy houses in any condition, so it’s good for us to come in and add value. It’s also good for the sellers as they got to combine the insurance check and the cash value we paid them, so they’ve done well themselves and they’re ready to move on for their next venture.

It’s a real win-win scenario, and that’s what we like to do. When we buy our property, our rule is that we both need to be smiling at the closing table so that always happens. If you’re not going to smile, we don’t want to do the deal, and obviously, if we’re not going to smile, we’re not doing the deal as well. We want real win-win situations.
