How do you sell a Fire Damaged Property?

Hey guys, Aussie Steve here from Home Buyer Louisiana. We buy houses in any condition in Louisiana. I’m here at a house we’re looking to purchase in Baton Rouge. This house belongs to an investor friend, someone in our network who has lots of rentals. Unfortunately, as you might see behind me, there was a severe fire at this rental property.

He reached out to us to potentially buy it. We’re just assessing it now, but it’s probably not salvageable. We do buy fire-damaged properties and don’t mind repairing them. However, this one seems pretty far gone. I don’t even want to walk in there because I’m not confident that I won’t fall through it. Some parts are intact, and we can save some, but with the roof and smoke damage, I think this one’s pretty much gone.

We buy vacant lots, so we could potentially demolish this and build something new, although this area in Baton Rouge might not be the best for a new build. We’ll see what we can do. Unfortunately, our friend didn’t have insurance on the property, but he’s owned it a long time, so he didn’t owe anything on it. At least he doesn’t have a mortgage, which would have required insurance.

We will buy houses like this. They don’t need to be this bad, but we will look at houses in any condition, including fire-damaged properties.
