Hey, it’s Aussie Steve here from Home Buyer Louisiana. We buy houses in any condition in Louisiana. I’m here at a property we purchased, sort of in the Uptown—probably West Carrollton or Leonidas—area.

The seller had this property as a rental for a while. He lost the tenant and started fixing it up. It’s not in terrible condition, but it still needs a bit more work. He ultimately decided he didn’t want to be a landlord anymore and wanted to sell the property for cash in as-is condition—which is exactly how we buy properties.

Honestly, cosmetically it looks pretty good; it’s been painted and is in better shape than a lot of the houses we buy. However, there are some underlying issues. For example, the floor in one area is really soft, and that’s due to a problem with the seal underneath the foundation. It might not show up clearly on video, but there are visible bumps and lumps indicating that the foundation on that side needs to be replaced, which is a fairly big job.

The property had taken on some water in the past, but patches were made. The kitchen’s not too bad. One of the rooms is in pretty good shape, and the bathroom is actually in good condition. But we do have a problem in the back of the house. Water has been getting in through the back area, and you can see mold growth and damaged flooring. Water is definitely the enemy of houses, and it has caused some real issues here.

The foundation and water damage make this property unsuitable for the retail market—it’s not something a typical homebuyer would purchase through a realtor. This is the kind of deal that needs an investor to come in and finish the work. It’s a small two-bedroom, which can make a good rental property once repaired.
