Selling an Inherited House in Hammond, Louisiana That Needs Major Repairs

This inherited property in Hammond, Louisiana came to Home Buyer Louisiana after both parents passed away, leaving the homeowner with a vacant house she no longer wanted or had the resources to manage. Situations like this are common for people dealing with probate and succession, especially when it comes to selling an inherited house that has been sitting vacant for years.

Like many distressed properties, the condition had steadily declined over time. Inside, the house showed extensive damage. Floors were unsafe in multiple areas, with sections down to the subfloor. There were missing doors, rotted framing, widespread water damage on the ceilings, and windows that would need complete reframing. Underneath the home, uneven piers pointed to foundation issues, along with signs of termite damage and an overgrown yard. In situations like this, many homeowners realize the most realistic option is to sell a house as-is without taking on costly repairs.

In the video, Dillon King walks through the interior and exterior of the property, explaining why this situation was overwhelming for the owner and how Home Buyer Louisiana stepped in quickly to help. This is a real example of what homeowners face when selling a house in Hammond and dealing with a property that has major structural and safety concerns.

You can watch the video to see the property and hear more about the situation, or read the video transcript below.

Hey, it’s Dillon King with Home Buyer Louisiana again. I’m here in Hammond. This property came to us from a woman who inherited the house after both of her parents passed away. She no longer wants it, and it hasn’t been kept up in a long time. It’s been vacant.

The floors are severely damaged. In some areas, it’s down to the subfloor, and there are spots I can’t even walk on safely. There are doors missing, and the framing is rotten in a lot of areas. The ceilings have significant water damage in almost every room. Every window would need to be reframed. There are also foundation issues with the piers underneath. You can tell there are different heights going on, not just subfloor problems. The house is vacant, distressed, and has water damage, some termite damage, and a little bit of everything.

She doesn’t have the time to take care of it, and there’s so much going on with this property that she also doesn’t have the resources. That’s completely valid. It takes a lot of resources to fix something like this. Even walking through here, I’m uneasy about some of the flooring. This isn’t the first property like this that we’ve seen, and it won’t be the last. The yard is also overgrown.

She told us she doesn’t have the time or the resources. To turn this property around would take quite a bit of work and multiple teams to really make it livable again. She did exactly what we always recommend. She went to homebuyer.com, filled out the form, shared her contact information, and gave us some details about the property. Someone from our team reached out quickly to get more information so we could come out and help as soon as possible. We buy houses.

I know I just ended the first video, but I wanted to show you the exterior as well. I mentioned inside that there were areas I couldn’t safely walk through, so I came outside to inspect the exterior of the house. As you can see, there is a hole in the structure that is completely open. When I say we’re willing to help homeowners get out of situations like this, I mean it. These houses have a lot going on, and sometimes people simply don’t have the means to fix them.

If that’s you, go to HomeBuyerLouisiana.com and fill out the form. We heard about this house less than a week ago, and here I am already on site. Even with something this major, we’re still going to do whatever we can to help this homeowner sell the house fast and sell it for cash.
