We totally transformed this Laplace property

We are really happy with the outcome on this property we rehabbed in Laplace. The house hadn’t had much done in 21 years, had sustained damage from a tornado and had some layout issues. The old owner wanted to move on and build a new home and we had purchased the house off him 6 months ago in As Is condition. We partners with AMA Investment Group on this rehab which took 6 months and involved us updating everything in the property. The house was a 3 bedroom 1 bathroom which isn’t that appealing in this area so we changed the floorplan to get another bathroom and bedroom into the layout.

It was a challenging project but also very rewarding. It took awhile to figure out how to add the extra bathroom and make the kitchen work but in the end it came together really well. The house is about to be listed on the market and we are confident that it won’t take long to find a new family to love this home. The old owner had lived there 21 years and raised his family there and we feel like the next owner is going to have the same experience.

Hey, it’s Aussie Steve here from Home Buyer Louisiana. We buy houses in any condition in Louisiana. I’m here with a project update on a property that was purchased a while ago in LaPlace.

Just to recap, the owner had lived here for over 20 years. The house had a lot of deferred maintenance and some layout issues that needed to be addressed. He wanted to move on and purchase a plot of land to build a new home for his family. We were able to sort out a fast cash transaction for him and took over the rehab of the property.

We partnered on this deal with Mike from AMA Investments, who handled the rehab. He did all the hard work. I’ll let Mike share more about the project.

Mike: It was a good project—challenging, but really good. We had to completely redesign the kitchen because the original layout didn’t work at all for the house. We also added a second bathroom. The house is 1,723 square feet, and having just one bathroom wasn’t going to cut it if we wanted to sell it at a higher price. It was a challenge, but overall, a great project. The house turned out beautiful, and we actually came in under budget.

Steve: How long did you spend working on it?

Mike: It took us about six months. We had a few other projects going on at the same time, so that added a bit to the timeline. But it was worth the extra time. We made sure everything was done right. When we do our projects, we want everything to be perfect when we leave. The kitchen turned out amazing, and the whole house looks beautiful. We want to make sure the buyer is totally satisfied and that everything is perfect when the home inspection happens.

Steve: Awesome. Great job. I know you’re getting it listed in the next day or so, so a new homeowner is going to be able to enjoy this really soon. It’s a great outcome for them, and I know it was a good project for you all. Our seller was also really happy to move on and get started with building his new house.
