We bought this termite infested house that was full of junk

We bought this house in Chalmette, and it came with quite a story. The property was once a lovely family home, full of memories, but it had sat vacant for nearly three years after the owner passed away. The home was inherited by five heirs, all living outside of Louisiana, and with no one local to look after it, the condition quickly declined.

Without a termite contract or regular maintenance, the insects had taken over the home. Termites were in almost every room, even crawling through the ceilings of this two-story house. The once-solid structure had started to crumble, and what used to be a comfortable family home was now a safety hazard.

While the family had come down to retrieve sentimental items, much of the house remained filled with old furniture, debris, and personal belongings that were too overwhelming to sort through from afar. Over time, the property became a target for break-ins and trespassers, creating not only an eyesore for the neighborhood but also a liability risk for the heirs.

Why We Loved This Chalmette Property

Despite its condition, this house had great bones and sat on a quiet, desirable street in Chalmette, not far from the St. Bernard Civic Center and the beautiful levee walk. We saw the potential immediately. This home deserved to be brought back to its former glory, restored into a place where another family could grow up and make new memories, just like the previous owners once did.

Our team specializes in exactly these kinds of projects. We understand how challenging it can be for families to manage inherited properties, especially when multiple heirs are involved and everyone lives out of state. It’s often unclear where to begin, and the cost of cleaning, repairing, and securing the property can add up fast.

Helping the Family Through Succession

In this case, the heirs hadn’t yet gone through succession, which is required in Louisiana before an inherited property can be sold. Rather than leaving them to figure it out on their own, we drew on our trusted network of local attorneys and title professionals to help guide them through the process.

We made sure the sale could move forward smoothly, coordinating directly with the legal team so that the heirs didn’t need to travel back to Louisiana or handle complicated paperwork themselves. Once succession was complete, we closed on the property for cash, a huge relief for everyone involved.

Buying It As-Is and Handling Everything

We purchased the home completely as-is, meaning the heirs didn’t have to do a single thing. Our team handled the junk removal, repairs, termite treatment, and full cleanup so they could simply collect their proceeds and move on.

This is exactly what we do at Home Buyer Louisiana, help people turn stressful or complicated property situations into simple, worry-free transactions. Whether it’s an inherited home, a vacant property, or one that’s been damaged by termites or storms, we handle the hard parts so sellers can focus on what’s next.

Update: A New Beginning

We’re happy to share that this Chalmette house has now been completely transformed. What was once an abandoned property filled with termite damage and clutter is now a beautiful, clean home ready for a new family. It’s always rewarding to see homes like this brought back to life and helping to strengthen the local community in St. Bernard Parish. You can check out the after video.
