We buy a lot of inherited properties. It is really common for people to inherit houses that need a lot of cleaning out and repairs and if the heirs don’t all live in the same state or have different abilities to help with the clean out then selling the house in as is condition is really common. As property investors we don’t mind buying houses that need lots of clean up and repair so people with inherited properties often look to sell their property to us.

Hey guys, Aussie Steve here from Home Buyer Louisiana. We buy houses in any condition in Louisiana. I’m here at a property that we’re purchasing. We’re in Orleans parish in New Orleans east. So, the sellers reached out to us, it’s an inherited property, and they wanted to sell it. They wanted to sell it in as is condition. I’ll show you around. It’s in pretty bad condition, and like a lot of people with inherited properties, there’s a lot of belongings in the house than they necessarily want. So, when we buy an inherited property, we always buy it as is, so you can leave belongings you don’t want behind. We know it can be hard emotionally as well as physically to go through the belongings of a loved one. So, in this case, we just let the people obviously take whatever they want and leave the rest behind for us to deal with. We’re going to end up doing a rehab anyway. So, taking on the responsibility of clearing out the furniture is not a big deal for us.

The house is not in great shape. I’ll show you around a bit more. This part of the house definitely needs an update, the roof is damaged and obviously taking water. There is mold as well. It’s not ready to be sold to a homeowner, nor to be listed with a realtor. So that’s why they want to sell it in as is condition. But that’s alright, we buy houses like this.

Obviously, they could fix it up themselves and list it, and they would make more money that way. But this requires them investing money and time and they just didn’t want to do it. That makes sense, as it’s a lot of work.

We flip houses for a living, so this is sort of what we do. But if you don’t do that and you inherit a property like this, renovating it and making it ready for a homeowner is a pretty daunting task. It’s a pretty big task. But it’s definitely always an option. If you feel confident, have the funds and time to do it, then you should absolutely do it. Fix up the house, sell it to a homeowner, and get top dollar. But if you don’t want to do that, you can sell it to a cash buyer like us. We are investors, we’ll pay you a fair price, because for us, the rehab is easier and cheaper. If you spend the money to fix it, you’re going to spend more than us. So, by spending more money, you’re probably not making more. We’re going to come in and fix it so that we can make profit in the end. That makes it worth our time and effort and the risk of things that might go wrong. But because we can do things pretty cheaply, it’s generally pretty normal. So, we’ll buy it as is, no realtor fees, no commissions, and we’ll pay a fair price, and you just take the money, and you walk away. It’s over. You don’t need to clear up the house, you just need to come to the closing.

You get the check; we get the key. You have the cash to move on to your life, and we have the project to deal with, a win-win.
