We bought this double in New Orleans East. The owner lived in Texas and had been managing it remotely. One side was vacant and the other had a tenant who was wanting to leave as they weren’t happy with the speed in which things were being fixed. It was a nice property but had a lot of deferred maintenance. The guttering was falling off, some of the internal walls were water damaged, there had been a stove fire that damaged the cabinets and the wall among other things.
That’s ok though because we purchase homes in ANY condition. We were able to give the owner a fair cash offer for the house. We bought it AS-IS so we took responsibility for all the repairs and the existing tenant. There were no realtor commissions and we paid the closing costs so the complete amount we paid went into the owner’s pocket. The best part about this transaction was that we both signed the contract on the 3rd of December and were able to close by the 20th of December. This made a huge difference to the owner’s family who were able to get that money right before Christmas.
