Right now, I’m at a property in Mid-City. It’s a double, with two bedrooms and one bathroom on each side. I love the Mid-City area here in New Orleans.
At first glance, walking through the first side, it didn’t seem too bad. There are slopes in the floors, which I’m assuming are due to old joists. It’s pretty dark in the back, so visibility is limited. Everything is boarded up, with broken windows and boards on most of them. You can see a little bit of daylight coming through, but there are definitely issues with the floors.
This place will likely need to be re-joisted and leveled throughout. There’s even a large hole in the wall between units, which is one way to get to know your neighbor. There’s damage on the exterior, and the property is very aged. Based on the marks on the ceiling, I’m assuming the roof has damage as well. There are light fixtures hanging down inside. At first, I thought it wasn’t too bad.
Then I walked over to the other side, expecting something similar, and it was completely different. There’s a huge hole, a massive mess, and significant sloping in the floors from one end to the other. There’s a lot of damage on this side, and it gets extremely dark back there as well.
