Hey guys, Aussie Steve here from Home Buyer Louisiana, we buy houses in any condition in Louisiana. I’m here at a property we’re looking to purchase. We’re on the West Bank of Orleans Parish.

The seller had reached out to us. The house is in really bad condition. There’s a mortgage on the house, and the house has been vacant for a while. If the mortgage company finds out the house is vacant, they will winterize the property because they need to protect their asset. This is understandable as when a house is abandoned, no one is going to look after it; it deteriorates. The bank, being concerned about their asset, will send someone to winterize the property and make sure the pipes don’t freeze, all in a bid to protect the asset.

For this property, the owners really needed to sell it as it was abandoned. So, they reached out to us, and we’re looking to buy it. You can see it’s in a pretty bad state. They left some stuff behind and so much trash. That’s okay because we buy houses like this in as is condition. We just need to clean them out.

Obviously, this house is very far from being ready to be sold through a realtor. There is no way realtors can show this to a homeowner. So, they really need a cash home buyer and investor. Someone like us who’s happy to come in, fix the house up, clear out all the trash, and do a full rehab of the property. That’s okay because we do that sort of stuff.
