Selling a Distressed Triplex Rental As-Is in New Orleans Seventh Ward

Some property owners in New Orleans find themselves holding onto rental properties that need far more work than expected. Between deferred maintenance, tenant turnover, and aging buildings, it can quickly become overwhelming to manage repairs or prepare a property for sale.

In this case, Dillon King from Home Buyer Louisiana visited a triplex in the Seventh Ward of New Orleans. One unit was still occupied by a tenant, while the other two units were vacant and filled with leftover belongings from previous occupants. Situations like this are common across Orleans Parish, where older multi-family properties often require significant repairs before they can be rented again.

Rather than spending time and money cleaning out the property or coordinating a full renovation, the owner chose to sell the property as-is. Many landlords in similar situations decide to sell a rental property instead of dealing with costly repairs, vacancies, and ongoing maintenance. In the video below, Dillon walks through the property and explains the condition of the building and how Home Buyer Louisiana helps sellers move on from situations like this.

You can watch the video to see the property and hear more about the situation, or read the video transcript below.

Hey, this is Dillon King with Home Buyer Louisiana. I’m in the Seventh Ward today at a triplex property. One of the units currently has a tenant, and the other two are vacant.

As you can see, there’s a lot of leftover stuff from previous tenants. Walking through the property, you can feel some sloping in the floors. Not every room has central AC, and several window units are permanently installed. Some of the units are completely missing, leaving open slots where the AC units used to be.

There are also windows missing or broken, and some areas where the paint is gone. For example, the hole at the top of the wall is where a window unit used to be, and the nearby window is both broken and missing paint.

This property clearly needs a full renovation, but we’re going to buy it as-is and help the owner move on from it.
