The owner wanted to sell their house fast as they had lost their job due to Covid and were falling behind on their mortgage payment. They didn’t want to leave it too long and have to face foreclosure and lose the equity they have in their house. The seller reached out to us as they wanted to sell their house to a cash buyer who was going to be able to move quickly and be flexible.
We closed on the house within 8 days so the seller was able to get the mortgage paid off along with a substantial amount of cash on top of that. They really needed the money to help them move though and we closed right before Christmas so we worked with them and let them stay in the house for 30 days after the closing. This gave them the time and money to organize their move.
The owner sold the house to us in As Is condition so didn’t have to make any repairs or make any warranties about the condition on the property. The flooring had a lot of issues, the washer hook up was leaking and the house had a lot of trash and belongings left behind. All of this is OK when you sell As Is and we take responsibility for cleaning the house up and making repairs.
We are going to get this property cleaned out and repaired and rent it out to another family. We love rental properties and look forward to getting this fixed up and into our portfolio.

Hey guys, it’s Aussie Steve here from Home Buyer Louisiana. We buy houses in any condition in Louisiana. I’m here at a property where I just got the keys. We actually closed on it 30 days ago—right on Christmas Eve—but we let the seller stay in the property for an extra 30 days. After all, who wants to move at Christmas? Plus, she needed the money from the sale to be able to move.
So we closed 30 days ago, but I just picked up the keys today. As always, we buy houses in as-is condition, which means the seller didn’t need to clean up or take everything. They could leave behind anything they didn’t want, making the move easier for them.
This house has a few issues, but that’s perfectly fine—we’re happy to pay cash and handle the repairs ourselves. We’re going to fix this one up and turn it into a rental property. We’re here on the West Bank of Jefferson Parish. The seller took everything she wanted and left behind what she didn’t. For example, the washer hookups are dripping a bit, so we’ll need to fix that.
Overall, the house isn’t in terrible shape. We’ve definitely bought worse. But it’s definitely not ready for a retail homebuyer. The flooring is a bit messed up, and there’s stuff left behind, but we’ll clean everything up as part of our rehab process. That’s what we do.
For this seller, selling fast was really important. She was behind on her mortgage and just needed to move quickly. We were able to help with that. We gave her a really fast close—just eight days from signing the purchase agreement to closing. But since it was Christmas Eve, we didn’t force her to move immediately. We gave her 30 extra days to pack up and move out, and she used the money from the sale to help with that process and catch up on her loan.
