Selling a Rental Property With Tenant Problems in South Louisiana

Owning a rental property can come with challenges, especially when tenants stop paying rent or leave a property in need of cleanup and repairs. In this South Louisiana property walkthrough, Aussie Steve checks on a rental owned by Home Buyer Louisiana after tenants were evicted for nonpayment.

The property was originally purchased in 2021 from retiring landlords after the home had experienced a fire and termite damage. Steve walks through the current condition, discusses the repairs still needed, and explains why rental owners who are tired of dealing with tenant problems may consider selling a rental property for cash.

You can watch the video to see the property and hear more about the situation, or read the video transcript below.

Hey guys, Aussie Steve here from Home Buyer Louisiana. We buy houses in any condition in Louisiana. We’re here at a property we actually own. We bought this one back in 2021. I think it was from people who were retiring landlords and had a large rental portfolio. This was the last one, and we bought it.

They weren’t going to sell it at first. They renovated it, then there was a fire, and then they found termites. They were like, “Man, we’re done with it.” So they sold it to us. We have videos of when we bought it. I could probably link to it, but I’m just coming to check it out because, unfortunately, we had tenants that weren’t paying, so my property manager had to evict them.

I’m just coming to see what the damage is. So far, it’s not too bad. If we’re going to keep these floors, we need to clean it out a little bit.

There’s a strange wall at the top of that. Damn, I don’t know what that is. I’m going to have to look at that.

It’s not too bad. Sometimes the tenants will trash out the units. I remember this. We had to actually fix this when we bought it. There was a big termite nest. I had to reframe it. They actually already fixed it up, and then they had a little fire, and then they had that, so they were just done with it.

I’ve got some work to do to get it ready. We definitely have to paint. It’s due for paint. We’ve got to fix this flooring and check a few things out, but I definitely see much worse. I’m not too stressed.

Look, we love being landlords. This is what we do. I definitely won’t lie, it can be hard work. You will get nonpayment, evictions, and trash units. It’s what happens. It’s fine. I have property managers and a team, so it doesn’t stress me out too much.

But if you have a rental and you’re done with it, you’re getting the same issues, but you don’t want to deal with it anymore, we buy rentals for cash. We’re happy to buy them if you have a tenant in place. We’ll buy a rental with a tenant even if the tenant is not paying. Even if they’re an issue, we will still buy them.

If they’re good tenants, we love to keep them. We love rentals. If they’re bad tenants, we’re fine to try to get them in line or evict them if necessary. So if you’re selling a rental property in South Louisiana, reach out. Go to our website, HomeBuyerLouisiana.com.
