Project Update – We transformed this neglected house into a nice rental

We bought this house a few months ago. The owners hadn’t looked after it well and had some financial issues and needed to sell the house fast. We actually closed on the house in 7 days and allowed the owners to stay there an extra 30 days as they needed the money and time to move. We bought the house in As Is condition and agreed that they could leave behind the stuff they didn’t want and that they didn’t have to clean. When we got the keys there was a fair amount to clean up. They had a dog and they had chewed a lot of wood in the house and tore up the backyard. We fixed the wood and laid new sod in the backyard. The house needed a full paint job and while we were able to save the flooring although it needed a thorough cleaning.

The owners smoked in the house and the smell was very strong. Usually painting will get rid of the smell but in this case it wasn’t enough. We had to get an ozone machine to clear the air over a couple of days. It took us about 6 weeks to get the house ready and we are really pleased with the results. Within 2 weeks of listing the house for rent we found a really nice family to move in and enjoy the house. We love win-win-win deals like this. The sellers were really happy to be able to sell the house so fast and not have to move straight away, we were really happy to have a new rental in our portfolio and our renters are really happy to have a great place to live.

Hey, it’s Aussie Steve here from Home Buyer Louisiana. We buy houses in any condition in Louisiana. I’m here with a project update on a property we bought maybe three or four months ago. It’s now ready for rental — we’ve fixed it all up, so I’ll show you around.

We’ve got the “For Rent” sign up, which is great. This house was purchased from the owners, and we actually let them stay for 30 days after the sale. It’s a newer house, but it was in a real mess. They had a dog, and it wasn’t really well cared for, so the place was very messy. They had half-painted the walls in different colors, so we repainted the entire house. The floorboards and baseboards had been chewed up by the dog. We also had to replace some lights that weren’t working.

Now the property is looking great. We had to remove the old fridge, which was full of rotted food, and put in a new microwave. The backyard was all torn up — the dogs had caused a lot of damage, so we laid down new grass and are watering it to help it take. Before that, it was just mud everywhere. The yard was overgrown and full of rubbish. The dog had even gotten into furniture, and the insides were thrown all over the place.

Inside, we had to fix a few things in the bathroom. One of the toilets had to be replaced, and the floors were pretty bad. We managed to save them, but it took a lot of cleaning. We resurfaced the bath and repainted the entire house, including the ceilings. There had been a strong smoke smell that lingered, even after painting, so we brought in our ozone generator to remove the odor. It’s smelling pretty good now.

We’re proud of how the home looks and are excited for a new tenant to move in. This is exactly what we do — we buy houses in “as is” condition. In this case, the owners didn’t have the time or desire to clean up or prepare the house to list on the retail market. It wasn’t in showable condition, and they really just needed money quickly. We were able to close within a week and still gave them 30 days to stay and organize their move.
