We bought this house in Gretna. The home had been in the one family for 3 generations and the owners had moved out of Louisiana and had been renting it out. They had the property on and off the market with realtors over the years as they wanted to move on but were never able to get any offers that were worth accepting. There was nothing terribly wrong with the house except that it was just really old and dated. No one had the imagination to buy it and the owners were getting older and didn’t want to spend the time and money rehabbing the property.
We do have imagination though and enjoy updating properties for new owners or renters. We dealt directly with the owners and were able to make them a fair cash offer that they were happy with. The fact that there were no realtor commissions and that we paid the closing costs really helped make this offer work for the owners. We also purchased the property AS-IS so they didn’t have to make any repairs. Since we purchased in cash there was no bank involved who would have ordered a comprehensive inspection report and insisted that a number of items were updated before they lent on it. We just paid all cash and fees and took all responsibility for fixing the property. We closed with a reputable title company and at the end of the day, all parties were happy with the deal.
