Katrina Cottage in Bay St. Louis Purchased Through Tax Sale

Katrina Cottages are unique pieces of Gulf Coast history. After Hurricane Katrina, FEMA built these small homes to provide immediate housing to residents in devastated areas. Many are still around today, and some have become rentals, vacation homes, or permanent residences.

In this case, we came across a Katrina Cottage in Bay St. Louis that had been purchased through a tax sale. The property was in surprisingly good condition for its age, and the seller reached out to us to get a fair cash offer. These kinds of situations, whether inherited, purchased through a tax sale, or just unwanted, are exactly what we help homeowners navigate.

You can watch the video to see the walkthrough of this Katrina Cottage, or read the transcript below.

What’s up everybody, it’s Jon with Home Buyer Louisiana. I’m inside this really unique Katrina Cottage, as they’re often called. It’s in Bay St. Louis. These were built by FEMA right after Katrina for immediate housing, and this one is in overall pretty good shape.

They’re really unique little properties, small, one-bedroom, one-bath efficiencies. The bedroom’s in the back. You can see it’s a little dated, but mostly in good shape. We’re excited about this one. The grass is tall and there’s some stuff in the driveway, but overall it looks good.

It’s actually an interesting story how we found the seller. This one was purchased through a tax sale because the previous owner had unpaid property taxes. We’re working with the person who bought it at the tax sale and got the price sorted out. Now we’re here doing our due diligence, and it looks exactly as described, so we’re happy with that.

This could make a cool little rental or maybe even a vacation home. We’re not sure yet, but it’s definitely a fun project for us here in Bay St. Louis.
