Why a Realtor Chose to Sell His Family’s Inherited Westwego House As-Is

Sometimes selling an inherited house is straightforward.

Other times, the condition of the property, succession requirements and title work can make a traditional sale much more complicated.

We recently helped a family sell an inherited property on Central Avenue in Westwego, Louisiana.

What made this one particularly interesting was that the seller’s son, Cody, works in real estate himself. He understood the option of listing the property on the traditional market, but given the condition of the house and the title issues that needed to be resolved, he felt that selling the property directly and as-is through Home Buyer Louisiana made more sense for his family.

The sale still required patience and coordination.

But after the succession process was completed and the necessary court documents were signed, the family was able to close.

An Inherited House That Needed More Than a Traditional Sale

The property had been inherited by Cody’s father, Mark.

The house needed significant work, which meant preparing it for a traditional retail sale would likely have involved repairs, cleanup and the uncertainty that comes with putting a distressed property on the market.

Cody is a real estate broker himself, so he was familiar with those options. But not every house is best suited to being cleaned up, repaired and listed.

For properties that need substantial work, an as-is sale can sometimes provide a much simpler path. That was especially true here because the physical condition of the house was only one part of the situation.

The family also had succession and title work to complete before ownership could be transferred.

The Succession Had to Be Completed Before Closing

When someone dies owning real estate in Louisiana, the property does not always immediately become available to sell.

Depending on how the property is titled and the circumstances of the estate, a succession may have to be completed before a valid sale can take place.

That was part of the process on this Westwego property.

Southern Title worked through the title requirements while the family completed the necessary succession documents.

At one point, everyone was essentially waiting for the final court order. There was a legal timeline involved before the documents could even be submitted for the judge’s signature, and after that, the closing date depended on when the signed order came back.

That meant this was not a transaction where everyone could simply pick a closing date and show up. The title work had to be completed correctly first.

Sometimes the Hardest Part of Selling a House Isn’t the House

People often assume that a property needing major repairs is the biggest obstacle to selling.

It isn’t always.

We buy houses in poor condition regularly.

Title problems can be much more important because they determine whether the person trying to sell the property actually has the legal ability to transfer it.

Inherited properties can involve issues such as:

  • an unfinished succession
  • multiple heirs
  • deceased owners still appearing in the title history
  • judgments or liens
  • unpaid taxes
  • missing documents
  • court orders that have not yet been signed

In those situations, the transaction often becomes less about the physical house and more about coordinating the legal and title work required to get everyone to the closing table.

That was the case here.

Why Selling As-Is Made Sense for This Westwego Property

A traditional listing is a great option for many sellers. But it isn’t automatically the right solution for every property.

For Cody and Mark, there were two significant factors working together:

The condition of the house. The property needed substantial work and was not a typical move-in-ready home.

The succession and title process. There were legal steps that had to be completed before the property could close.

Because Cody works in real estate, he was in a good position to understand the alternatives.

Rather than investing additional money and time into preparing the house for the retail market, the family chose to sell it as-is. There was no need to renovate the property first.

The bigger focus became working through the succession and getting clear title so the transaction could close.

What Did Cody and Mark Think About the Process?

At the closing table, Missy from Home Buyer Louisiana asked Cody and Mark about their experience working with us.

Cody said:

“The process was extremely easy. The communication was great. They let us know right up front what to expect and then stayed in communication throughout the process.”

He also said that whenever adjustments or changes were needed, the team stayed on top of them.

His summary was simple:

“The communication was definitely top-notch. I would highly recommend it.”

Mark agreed with his son and said they had been treated professionally and that everything went as it should have.

For complicated property transactions, that communication matters. There are often periods where the seller, buyer and title company are waiting on attorneys, heirs, courts or documents. Our job is to keep the transaction moving where we can and make sure everyone understands what is happening.

Working With Someone Who Already Understands Real Estate

One thing that made this closing different was Cody’s background. He is a real estate broker, so this wasn’t a seller who simply didn’t know that listing the property was an option. He understood how a conventional real estate transaction works.

For this particular property, he believed a direct sale made more sense. That distinction is important. There is no single “best” way to sell every house.

A renovated home in good condition may be well suited to being listed with an agent and exposed to the retail market. A house requiring major repairs, dealing with an unresolved succession, or carrying complicated title issues may present a very different equation.

The right solution depends on the property and what the seller is trying to accomplish.

Can You Sell an Inherited House Before the Succession Is Finished?

Potentially, but the succession or other required title work normally has to be resolved before ownership can actually transfer at closing.

That does not necessarily mean you have to wait until every issue is solved before beginning the sales process. We regularly speak with sellers while title problems are still being worked through.

Once we understand who owns the property and what remains unresolved, we can work with the seller and title professionals to determine what needs to happen before closing.

Every succession is different, so an experienced Louisiana title attorney should determine the legal requirements for the specific property.

Does an Inherited House Need to Be Repaired Before You Sell It?

No.

An inherited house does not have to be renovated before it can be sold.

Home Buyer Louisiana purchases properties in as-is condition, including houses that need significant repairs.

That means sellers generally do not need to:

  • renovate the kitchen or bathrooms
  • replace flooring
  • paint the house
  • clean out everything left behind
  • fix deferred maintenance
  • prepare the property for traditional showings

For some families, avoiding that work is one of the main reasons a direct sale makes sense.

Selling an Inherited House in Westwego or Jefferson Parish?

If you inherited a house in Westwego, Marrero, Harvey, Gretna or elsewhere in Jefferson Parish, the first step is understanding the property and the title situation.

The house may need repairs. The succession may not be complete. There may be several heirs involved. Or you may simply have inherited a property you do not want to keep.

Home Buyer Louisiana buys houses across Jefferson Parish and throughout Louisiana in as-is condition, and we regularly work with properties involving inherited ownership, succession issues and complicated title situations.

If we are not the right solution, we will tell you that too.

But if selling directly makes sense, we can make an offer and work with the title professionals involved to help move the transaction toward closing.

You don’t need to fix the house before talking to us.

Sometimes the first step is simply figuring out what needs to happen next.
